Leasing And Application

Applying at The Grand at Lake Sheri is simple! Browse our available floorplans at https://thegrandatlakesheri.com/floorplans/, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

Most applications are reviewed within 24 hours of submission. Our leasing team will contact you with a decision and any next steps.

To complete your application you will need:

- A valid government-issued photo ID

- Proof of income (see acceptable income sources below)

- Bank statements

- Admin fee of $200, and application fee of $50 per applicant

Applicants must have a combined household income of at least 2.5 times the monthly rent. For example, for a $1,000 apartment, a minimum income of $2,500 per month is required.

We accept:

- 2 months of most recent pay stubs and bank statements from the last 2 months. 

- Most recent 2 years of tax returns (self-employed)

- Official offer letter on employer letterhead

If one applicant is approved and another is not, Please contact our leasing office to discuss your options.

No, we do not offer short-term leases at our community.

We offer flexible lease terms ranging from 13 months to 24 months. Current available terms include 13, 22, 23, and 24 months. Contact our leasing office for pricing by term length.

We offer discounts or incentives for employees of: Educators, First Responders, Military, Medical workers, and local Car Dealerships. Contact our leasing team to learn more about your exclusive benefit.

A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.

On your move-in day, you will stop by the leasing office to pick up keys, and complete a move-in inspection form. All move-in costs must be paid in full prior to receiving your keys. Submit your move-in inspection within 48 hours of arrival.

Prior to move-out, please schedule a move-out walkthrough once the apartment is emptied, return all keys and access cards, and ensure your apartment is cleaned. Your security deposit will be processed within 30 days per state law.

Yes, a security deposit is required at The Grand at Lake Sheri. Please contact the leasing office for more information on the deposit.

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.

All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in.We also offer coverage through Foxen Insurance

 Absolutely -- we will do our best to show you your specific unit. Your unit will be freshly cleaned and move-in ready.

Our apartments feature 9-foot ceilings throughout.

Our C1 and C2 3-bedroom floorplans offer a 3rd bedroom, perfectly suitable for a home office!

Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in excellent condition. Please complete your move-in inspection within 48 hours.

Yes! We will do our best to accommodate requests for top floors, pool views, corner units, and more! Let us know your preferences when you apply.

Availability changes quickly! We recommend submitting your application as soon as possible. Contact our leasing office for current availability.

Our leasing team will present you with comparable alternatives matching your preferences for floorplan, views, location, and amenities.

We will notify you approximately 90 days before your lease expiration with renewal options. To renew, accept your renewal offer through our convenient resident portal, or contact the leasing office.

Utilities and Payments

Rent can be paid securely through our resident portal online using MoneyGram, debit, credit, or ACH bank transfer. Visit https://thegrandatlakesheri.com/residents/.

Rent is due on the 1st of each month. A late fee equal to 10% of your rent amount will be applied if rent is not received by 5th of each month.

In addition to monthly rent, residents are responsible for utilities (billed based on usage), amenity fees, pet fees/rent, and insurance (if opted-in). 

Early termination is possible with 60-days written notice. An early termination fee of 1 month's rent will apply. Please review your lease or contact our office.

We recommend setting up utilities at least 1 week before move-in:
- Electricity: Georgia Power
- Water/Sewer: Community Billed
- Internet: Community Billed

The Grand at Lake Sheri is wired for high-speed internet. A router is provided in every unit. 

Internet service is available through WhiteSky, and billed through the community portal. 

Complimentary Wi-Fi is available in the clubhouse, pool, and fitness centers.

Electricity is provided by Georgia Power. Contact them at (404) 707-2538 or https://customerservice2.southerncompany.com/Home. We recommend doing this 1 week before move-in.

Yes! Our professional maintenance team is available to assist. Standard maintenance is offered Monday through Friday, with emergency maintenance available 24/7. 

Submit requests through Resident Portal at https://thegrandatlakesheri.com/residents/, or call our leasing office at (229) 354-7838. For emergencies, call (229) 354-7838 immediately, and follow the prompts as needed. 

Standard requests are typically completed within 1-2 business days. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.

Inside Your Home

We do not offer furnished apartments, but our team can recommend local furniture rental services.

All homes include a full-size washer and dryer..

Renovated homes at The Grand at Lake Sheri include

- Wood-style plank flooring in living areas, with full wood-plank options available
- Ceiling fans in all bedrooms

C2 3-bedroom apartments include patio on each level of the building.

Per fire safety regulations, open-flame/charcoal grills are not permitted on patios or balconies. Community grilling stations are available at grill and fire pit station.

No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.

No, The Grand at Lake Sheri does not allow resident painted walls. 

Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

Residents are welcome to add compatible smart devices.

Our homes feature USB charging outlets in the kitchen. Contact our leasing team for details.

The clubhouse is open Monday through Friday from 10AM to 6PM, and Saturday from 10AM to 4PM. 

No, the clubhouse is not available for private reservations, however parties or events may be held with prior written approval. Contact grandlakesheri@liverangewater.com or call (229) 354-7838 for more information. 

The pool is open 7 days from 10AM to 10PM. Hours may be adjusted seasonally -- check the resident portal or contact the office for updates.

Yes! Open year-round, weather permitting.

Yes! The Grand at Lake Sheri features landscaped courtyards, a dog park, and picnic areas with grills available for all residents.

Our community is garden-style with no elevators. Contact our team if you need an accessible ground-floor unit.

The Grand at Lake Sheri offers gated open-surface parking available at no additional cost. 

No, reserved parking is not available. Accessible parking is available at each building. 

Each apartment comes with 1 registered vehicle per leaseholder. Motorcycles are not counted as a vehicle -- contact our leasing team for details.

No, recycling is not offered. 

The trash compactor is located on the South side of the property. Valet trash service available -- bins collected Sunday through Thursday between 5PM and 10PM. Place provided bins outside your door by 5PM.

Packages are delivered to the leasing office. Amazon Hub Lockers are coming soon! 

Additional on-site storage is not currently offered.

Bike racks are not currently offered. 

Yes. Quiet hours are from 10PM to 10AM daily. We ask all residents to be respectful of neighbors.

You will have full access to all amenities beginning on your move-in date.

Pet and Guest Policies

Yes, we love pets at The Grand at Lake Sheri! We welcome up to 2 pets per apartment. Breed and size restrictions apply -- see our full pet policy for details.

We welcome Cats and Dogs:
- Max pets: 2 per home
- One-time pet fee: $300 per pet
- Monthly pet rent: $30 per pet
- Breed restrictions: Aggressive pets are not permitted -- contact the leasing office for details.All pets must be registered through the leasing office. 

Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules. Guests must be accompanied by a resident at all times.

Guests may park for up to 72-hours without prior notification. For extended visits, contact the leasing office.

Guests are welcome to stay for up to 3 consecutive days without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
